How much does a real estate appraisal cost in Charlotte NC? +
A standard 1004 URAR single-family appraisal typically starts at $500. Fees vary based on the scope of work, property type, and complexity. Manufactured homes, lakefront properties, jumbo homes, and income properties are quoted individually.
How long does a real estate appraisal take? +

What is a 1004 URAR appraisal? +
The 1004 URAR (Uniform Residential Appraisal Report) is the standard form used for single-family home appraisals. It is the most common appraisal report type, used for purchase transactions, refinancing, PMI removal, home equity loans, and private sale purposes.
Do you appraise manufactured homes? +
Yes. Smith & Associates has extensive experience appraising both single-wide and double-wide manufactured homes in NC and SC. This is a specialty property type that many appraisers decline. We are familiar with FHA, VA, and conventional lending guidelines for manufactured housing appraisals.
